Summer 2025 Market Update

As we close the summer period here in the Algarve and enter our wonderful autumn, things become more relaxed. Temperatures are more bearable, the beautiful bright blue skies bring calmness, and our pace of life slows from the summer hustle and bustle.

📊 The Market in 2025

2025 has seen the continuation of price increases across the board for property sales across Portugal, but certainly a slowing down in the number of clients purchasing. In 2024, we saw the market drop by 11% compared to 2023, as recorded by one of our largest marketing portals, Idealista. I believe when 2025 closes, we will also see a slight decline in overall sales in Portugal. We'll wait to see what the official figures reveal.

From the feedback we've gathered, I believe we're witnessing a market shift that will continue through 2025 and into 2026. We're moving away from a sellers' market to a buyers' market as owners start to see less interest in their properties. I expect we'll see price adjustments to meet the market expectations of clients looking to purchase.

🇬🇧 The British Market

The British market remains our strongest partner for permanent living. Most are selling up from the UK and applying for the D7 visa to obtain residency and commit to a new chapter in their lives by moving to Portugal. They're drawn by the slower approach to life, the warm weather, and the safety Portugal offers.

The exchange rate has certainly had an impact, as has the slowing of the UK housing market. Clients are finding they have less available funds to finance their purchase in Portugal, making them more aware of their financial status. Many are now choosing to purchase once they've sold their UK property and then apply for the D7, rather than taking on a long-term rental while they search for a property and obtain the visa.

🏡 Why the Algarve?

Portugal—and especially the Algarve—remains the top retirement destination for lifestyle and a slower pace of life. Community life is also high on the list of requests, slightly away from the mass tourism of the summer but with access to year-round activities.

São Brás de Alportel, my hometown for almost 30 years, has certainly seen changes over the years. The upgrading of local supermarkets, the construction of our own private hospital (Siipemor), and an approachable and understanding local council offer great stability and security, welcoming everyone.
