For year round living in the Algarve, start by comparing established towns such as São Brás de Alportel, Loulé, Faro, Olhão and Tavira. Santa Bárbara de Nexe and Estoi are worth exploring for a village setting. The best choice depends on how you want to spend your week, your budget and whether you want to drive.
A permanent move gives you time to enjoy much more of the Algarve than a holiday allows. You can find your favourite market stall, join a walking group and discover which café makes your coffee just as you like it.
Choosing the right base makes that easier. Before looking closely at individual houses, I would think about the things you want nearby and the sort of community you would enjoy being part of.
I have lived in São Brás de Alportel since 1996. You can read my Algarve story, but here I want to help you narrow down where your own move might begin.
| Area | What to explore | Check at the property |
|---|---|---|
| São Brás de Alportel | Town life with countryside nearby | Walking route to the centre |
| Loulé | Markets and an inland town setting | Town address or wider rural area |
| Santa Bárbara de Nexe and Estoi | Village homes and surrounding countryside | Exact distance to everyday services |
| Faro | City services and transport connections | Neighbourhood and daily walking routes |
| Olhão | Waterfront, markets and Ria Formosa setting | Town centre or an outlying address |
| Tavira | Historic streets and riverside life | Beach access and routes to shops |
| Lagos | A western Algarve town and coastal setting | Access to the centre and regular journeys |
Use this as a starting list for visits. Within the same area, a central apartment and a villa in the surrounding hills can offer very different daily routines.
São Brás is where I chose to make my home and base ACPS. If you are considering an inland Algarve town, I would give it time on your first visit. Explore the centre, stop for lunch and see how the surrounding countryside feels to you.
Start by deciding how close you want to be to the town itself. A home within walking distance of shops and cafés can give you an easy routine. A house further out can offer more outdoor space and privacy. Ask for the exact position of each property so you can compare the two properly.
Read the São Brás de Alportel area guide.
Loulé is another useful place to explore if you want a town setting within the central Algarve. Spend some time around the market and the surrounding streets, then work out which part of town you would actually like to live in.
Pay attention to the location on the listing. The municipality of Loulé covers a broad area, including countryside and coastal resorts. A property described as Loulé may offer a very different setting from a home near the town centre.
If a village setting appeals, compare Santa Bárbara de Nexe and Estoi. Look at homes close to the village as well as those in the surrounding countryside. It helps to see both before deciding how much space you want around you.
Where walking matters, try the route yourself. Look at the gradient, pavements and the walk home with shopping. Where you prefer a countryside villa, drive the route to the village and check that it feels comfortable for regular use.
Explore the local guides to Santa Bárbara de Nexe and Estoi.
Include coastal towns if you want more of your routine close to the waterfront. In Faro, investigate the neighbourhood and the services you would use. In Olhão, spend time around the markets and waterfront. In Tavira, explore the town on foot and check how you would reach the beach; Tavira Island is reached by boat.
Lagos gives you a western Algarve comparison. Try the journey from any prospective home to the centre, then think about the trips you expect to make across the region. If frequent flights are part of your plans, check the airport journey from the actual address of every property on your shortlist.
Ask me to help compare areas for your move. Include your purchase budget and the things you would like nearby.
You can organise daily life without a car in a well chosen town location. The practical test is whether your own regular journeys work from that address. Begin with central areas of Faro, Olhão, Tavira or Lagos, and compare town centre homes in São Brás or Loulé if those areas appeal.
Walk to the supermarket, pharmacy and nearest transport stop. Check current timetables, including evenings and weekends, for trips you would make regularly. Plan how you would get to appointments or home after dinner. A property advertised as close to town deserves a closer look when you intend to walk.
Your housing arrangement will shape the answer. Someone who owns a home outright needs a different monthly budget from someone paying rent or a mortgage. A villa with a pool and garden also has different running costs from an apartment.
For any property you are seriously considering, build a budget around these headings:
Ask for recent utility bills and current condominium charges where available. Turn annual costs into a monthly allowance. Keep your buying and moving budget separate so you can see what remains available for everyday life after completion.
For the costs to discuss before a purchase, see our Portugal property taxes and buying costs guide and ask your lawyer for a calculation for your circumstances.
Winter is a useful time to explore the life you are planning here. Visit the places where you would spend your time and see which cafés, activities and services fit your routine. You will get a clearer sense of the neighbourhood when you can spend a few ordinary days there.
Inside a prospective home, look at natural light, heating, ventilation and the energy certificate. Ask how the house is used through the year. A comfortable home should suit the months when you are spending more time indoors as well as days on the terrace.
For a family move, check the school or nursery first. Discuss places, language, fees where applicable and the school day directly with the provider. Drive the journey from properties you like, and leave time to explore activities your children would enjoy nearby.
If you work remotely, check internet availability at the exact address and think about your workspace. Confirm that your employment, tax position and permission to work fit your plans before committing to a full time move.
Buying a property and having permission to live in Portugal are separate matters. If you are moving from the UK, your nationality, any existing residence rights and the reason for your move will affect what you need to arrange.
British citizens visiting under the standard visa free rules can generally spend up to 90 days in any 180 day period across the Schengen area. A permanent move needs the appropriate residence arrangements. Check the current GOV.UK guidance and your route with the Portuguese authorities or a qualified adviser.
You can also use our UK buyers guide to Portugal as a starting point for the questions to ask.
Check healthcare arrangements before moving and locate the services you expect to use. Portugal has the SNS public system and private providers. An SNS user number alone does not guarantee that treatment costs are covered; the Portuguese government explains the registration requirements.
Choose two or three areas to explore properly. Give yourself time between property viewings to walk around and try some of the journeys you would make after moving. If you are still deciding where you belong, a longer stay can help you settle on an area before buying. Confirm the full dates and terms of any rental you consider.
Our guide to planning an Algarve property viewing trip will help you organise the visit.
Where is the best place to live in the Algarve all year round?
Start with the setting and routine you want. Compare São Brás de Alportel and Loulé for inland town life, Faro for a city base, and Olhão, Tavira or Lagos for coastal town options. Visit the neighbourhood around each home before deciding.
Should I rent before buying in the Algarve?
Renting can be useful if you want to experience an area for longer before choosing a home. If you already know the area well, you may be ready to buy. Match the decision to your familiarity with the location and your moving timetable.
Can I move to the Algarve from the UK?
Yes, with the appropriate arrangements for your circumstances. Establish the residence route and healthcare arrangements early, alongside your property and moving budget.
If you are planning a move, send me your approximate purchase budget, when you hope to move and what you would like nearby. Tell me whether you want to walk into town or would prefer a countryside setting. I can help you compare areas and discuss suitable homes for a shortlist.
