For new applications, buying Portuguese property is not an eligible investment route under the current Residence Permit for Investment Activity rules, commonly known as the Golden Visa. This change was introduced by Law 56/2023.

Other qualifying investment routes may exist, but they are separate from a property purchase and have their own conditions.

What this means for property buyers

• You can still buy property in Portugal, but the purchase itself does not grant residence.
• Do not choose a property on the promise that it will qualify a new Golden Visa application.
• Check the current rules before transferring funds or making a commitment.
